Intelligent mortgage automation
Cleaner loans at a lower cost, on the LOS you already run.
Every file arrives as a stack of pay stubs, W-2s, VOEs, tax returns and bank statements. Processors re-key it, underwriters recalculate it, and defects often surface after closing, when they cost the most. Zoral reads the file, prepares income and asset worksheets for your underwriters, checks them against your LOS and posts the results back. Every change is on record.
Loan margins are set by how cleanly each file is built.
For independent mortgage banks and regional banks alike, the cost to manufacture a loan keeps rising while volumes swing with rates. Income for self-employed borrowers and those with several employers is often still calculated by hand. The same data is keyed into the LOS more than once. Defects found late turn into investor conditions, repurchase requests and loans held on the warehouse line longer than planned. Teams are hired for the boom and cut in the downturn.
The Zoral Finance Operating System (fOS) works inside the process you already run. It reads and checks borrower documents and applies Fannie Mae and Freddie Mac guidelines for conventional loans, and FHA, VA and USDA guidelines for government loans. It adds your overlays and gives underwriters a worksheet they can verify and override. Your LOS stays the system of record, and your underwriters stay in charge.
Six steps in loan manufacturing, each one automated with the underwriter in charge.
Every document sorted, read and tied to the right borrower.
Classified as they arrive
Classified as they arrive: Uploaded files are split, classified and assigned to the right borrower and employer, from pay stubs, W-2s and VOEs to tax returns, bank statements and hazard insurance. Zoral Document Fabric, our intelligent document processing (IDP) service, integrated with Zoral fOS, recognizes 650+ document types. A bank statement counts as one type, whichever bank issued it.
Data captured field by field
Data captured field by field: More than 14,000 data fields are captured, each with a confidence score. Fields with low scores go to a processor to confirm, instead of passing quietly into a calculation.
One version of each fact
One version of each fact: Values are compared across documents, such as income on pay stubs against W-2s and tax returns, and balances across statements. Mismatches are flagged while the file is open, before they become conditions or surprises at closing.
Income calculated the way your underwriters would, and shown line by line.
A worksheet per employer
Base pay, overtime, bonus and commission are separated for each employer, with history and trends. Every figure links back to the document and page it came from, so an underwriter can check it at a glance.
Self-employed borrowers
Personal and business tax returns, including their schedules, are read and analyzed for qualifying income. The hardest files no longer have to wait for your most senior underwriter to start.
Agency guidelines and your overlays
Calculations follow the applicable Fannie Mae, Freddie Mac, FHA, VA or USDA guidelines, with your investor and credit overlays on top. Zoral works with DU and LPA, Fannie Mae’s DU validation service and Income Calculator, and Freddie Mac AIM and AIM Check, so your underwriters can compare results in one place. Your AUS findings still apply, and the decision stays with your underwriter.
Assets verified before they become conditions.
Statements read in full
Statements read in full: Multi-page bank and brokerage statements are read and accounts matched to borrowers. Balances are checked against funds needed to close and required reserves.
Deposits that need explaining
Deposits that need explaining: Large or unusual deposits are flagged for sourcing under your rules. Earnest money is matched against the purchase contract and the statements.
Non-agency programs
Bank-statement, profit-and-loss and investor cash-flow programs can be configured for analysis against your own guidelines, using the same worksheets and controls as agency loans.
Underwriters stay in charge, and every change is on record.
Checked against the LOS file
A validation view compares what the documents say with what is in your LOS (names, addresses, employers, income, balances) and shows each difference side by side.
Overrides with a history
Underwriters can override any figure. Each override creates a new worksheet version with their comment, so QC, auditors and investors can see who changed what, when and why.
Red flags, sorted
Red flags, sorted: Notifications are grouped into calculation, documentation and red-flag categories. Red flags include a PO box given as a home address or amounts that don’t match between documents.
More defects found before funding, fewer found by the investor.
Quality control throughout the file
Checks can be configured to run each time a document arrives or data changes, not only once at the end. QC reviewers see open issues while there is still time to fix them.
A record that supports investor review
Each check, source document and override is recorded with the worksheet version it affected. That record helps your post-closing QC and investor due diligence. Delivery data for the agencies (UCD and ULDD) is checked against the file before delivery.
Warehouse and investor portals
Where warehouse lenders and investors work through web portals, Zoral’s resilient automation enters and retrieves data for your team. When a screen changes, it flags the change for review instead of failing silently.
Works inside the LOS you already run.
Connects to your LOS
Connects to your LOS: Zoral connects to mortgage LOS platforms including Encompass, MeridianLink Mortgage, Vesta and LendingPad. Results are written back to the loan file with a PDF of the worksheet, so processors and underwriters keep working in your LOS, without re-keying.
Security your team can review
Zoral’s controls are independently audited under SOC 2, with details on the Zoral Trust Portal. The platform runs on AWS or Azure in the region you choose, or in your own data center, and is designed for high availability. Zoral Document Fabric, which reads your documents, runs in your own AWS or Azure account, or your private cloud, in your region and under your control.
Your data stays yours
Borrower data, worksheets and audit history remain yours and can be exported in standard formats. Architecture documentation is available to your security team under a confidentiality agreement.
Automation your QC team can defend.
Rules calculate, people approve
- Written rules, not guessworkIncome and asset figures come from documented calculation rules, so the same inputs under the same rule version give the same answer. AI for Zoral helps read and classify documents. It does not decide the loan.
- Exceptions to a named personExceptions to a named person: Anything uncertain or outside policy goes to a work queue for the right processor or underwriter, with a due time. The outcome is recorded with the reason.
Start where the cost is
- One step firstLenders usually start with the step that costs them most, often income analysis or document handling, and add more steps in regular releases.
- Capacity that follows the marketCapacity that follows the market: When volumes rise, the platform reads the extra documents first, and your team works the exceptions. When volumes fall, there are fewer new hires to unwind.
Lower cost per loan, cleaner files, fewer surprises after closing.
Over 20 US mortgage lenders use Zoral. Whether you run an independent mortgage bank or a bank where mortgage is one line among several, one vendor can read the documents, apply your rules and update your LOS. References are available in confidence.
For the CEO and CFO: margin you can defend
Every file needs less manual handling. Capacity grows with volume without headcount rising at the same rate. Fewer defects come back as repurchase requests.
For the COO and Head of Fulfillment: capacity that follows the rate cycle
Processors work exceptions instead of stacks. Work queues show where every file stands and what is holding it up.
For Chief Credit, QC and Compliance: more defects caught before funding
Guidelines and overlays are applied the same way on every file. Overrides are versioned, and the record supports your answers to auditors, regulators and investors.
For Capital Markets: cleaner delivery
Files reach investors with fewer open conditions. Portal work is automated, so loans spend less time waiting on the warehouse line.
Questions mortgage lenders ask us
Do we have to replace our LOS?
No. Zoral works alongside your existing LOS and writes its results back to the loan file, so your teams keep the screens and reports they know. You decide which steps Zoral handles and which stay as they are.
Which loan origination systems do you work with?
Zoral connects to mortgage LOS platforms including Encompass, MeridianLink Mortgage, Vesta and LendingPad. We confirm the connection for your setup, including custom fields and your loan-file structure, during scoping. Your LOS remains the system of record.
Which data and service providers do you connect to?
The services US lenders use most, and we add others during scoping. They include:
automated underwriting: DU and LPA, with Fannie Mae’s DU validation service and Income Calculator, and Freddie Mac AIM and AIM Check;
credit: the credit bureaus, through providers such as MeridianLink and Factual Data;
income and employment: The Work Number, Argyle, Pinwheel, Truv, Experian Verify and IRS tax transcripts (Form 4506-C);
assets: AccountChek, Finicity, Plaid, MX and Yodlee;
property and valuation: CoreLogic and ATTOM;
fraud and verification: DataVerify and LexisNexis;
- pricing: Optimal Blue;
mortgage insurance: MGIC;
compliance and HMDA: QuestSoft;
closing and eNotes: DocMagic, Docutech, Snapdocs, DocuSign and the MERS eRegistry;
- quality control: ACES.
Is AI making credit decisions on our loans?
No. We use AI for Zoral to help read and classify documents and to help our experts and your teams configure and test rules faster. You choose the language models, from enterprise model services to open-weight models your team tunes and hosts. They connect to Zoral fOS through a standard interface (MCP). Borrower data stays under your governance, within the environments and agreements you control. Income and asset figures come from documented calculation rules, and your underwriter makes the decision. Every override is recorded with the reason.
How are agency guideline changes and our own overlays kept current?
Each change, whether to agency guidelines or your overlays, is made as a new rule version, by your team or by ours as agreed. It is tested on past loan files and approved by your credit team before it goes live. You can see which version applied to any loan, and you decide when a change is released.
What happens when a document is unclear or the system is unsure?
Each extracted field carries a confidence score. Anything below your threshold goes to a processor or underwriter to confirm, with the source page beside it. You set the thresholds and who reviews what.
Will this reduce our repurchase exposure?
It is designed to help. Errors are found while the file is still open, guidelines are applied consistently, and every check and override is on record for investor review. No tool can promise freedom from repurchase requests. Your QC team decides what is cleared.
We are a regional bank, and mortgage is one line among several. Does this fit us?
Yes. Zoral works alongside your core banking system and your mortgage LOS. The same platform can support other lending lines when you are ready. Banks often start with mortgage income and asset analysis, because the manual effort there is easiest to see.
How do you protect borrower data?
Zoral’s controls are independently audited under SOC 2, with details on the Zoral Trust Portal. The platform runs on AWS or Azure in the region you choose, or in your own data center. Zoral Document Fabric, which reads your documents, runs in your own AWS or Azure account, or your private cloud, in your region and under your control. Any use of your documents to improve Zoral’s own document models is agreed with you in writing. Access is limited by role, and your security team can review the architecture documentation under a confidentiality agreement.
How quickly can we start?
It depends on the step you choose first, how your LOS is set up and how quickly your team can make decisions. Start with one step, prove it on sample or anonymized files from your own book, then add more in regular releases. You get a realistic plan once we have scoped the work with you.
Who runs the platform day to day?
You choose. Zoral can run and support the platform for you, your own technology team can run it, or we share the work and hand over as your team grows. Your people run loan operations, using the work queues and controls built into the platform.
What if we want to change provider in the future?
Your data, worksheets and audit history remain yours and can be exported in standard formats.
Do you work with lenders in the UK and Europe?
Yes. We have worked with clients regulated by the FCA in the UK. Document types, affordability rules and product structures are configured for each market, including residential and buy-to-let lending. Your credit policy and regulatory obligations stay with you, and every check and decision is on record to support them.
Is Zoral tied to an LOS vendor or another lender?
No. Zoral has been an independent specialist since it was founded in 2004. We build and own the platform, so its roadmap does not follow any LOS vendor’s. Your advisers and integration partners can work with us directly. We also have a long-standing relationship with KPMG.
Who implements it?
Atelier, Zoral’s consulting and implementation team, works with your teams and, where you choose, with your advisers and systems integrators. The same team can bring the loan file data into your wider data platform, and connect Zoral to your loan origination system.
Find your costliest step. Prove it on your own loans.
Bring us the part of loan manufacturing that costs you most, whether income analysis, document handling, QC or investor delivery. A senior Zoral specialist will review it with your operations and credit teams, propose where to start, and show the results on sample or anonymized loan files from your own book.
